How do I buy a plot in Islamabad or Rawalpindi?
Start by verifying the plot’s legal status and NOC with the relevant development authority, then check the seller’s ownership/allotment documents. Once terms are agreed, you pay a booking token, complete the file transfer through the housing society’s transfer department, and pay the balance at possession. How much token (advance) do I need to pay?
Token amounts vary by society and seller, but typically range from 5% to 10% of the agreed sale price to confirm a deal, with the balance payable within an agreed timeframe (usually 7 to 15 days) before transfer. We negotiate these terms on your behalf.
What is the property transfer process?
The buyer and seller (or their representatives) visit the housing society’s transfer office with the required documents. The society verifies all dues are clear, the transfer fee is paid, both parties sign the transfer form, and the society updates its records and issues a new allotment or transfer letter in the buyer’s name.
What documents/files are required to buy or sell property?
You’ll typically need CNIC copies of both buyer and seller, the original allotment or possession letter, passport-size photographs, and a dues clearance certificate (NOC) from the society. Overseas Pakistanis also need a copy of their NICOP or POC.
Can overseas Pakistanis buy property remotely?
Yes. Overseas clients can complete a purchase remotely by issuing a General Power of Attorney (GPA) authorizing a trusted representative to handle paperwork and transfer on their behalf, with payments made via bank transfer.
